<h2>The opportunity</h2>
<p dir="ltr">Lexica helped Barts Health relocate more than 570 staff to a modern, flexible office space, supporting a sustainable and tech-enabled work environment—all at a lower cost. This move tackled the issues of their old 1930s building, which had outdated layouts, high operating costs, poor IT infrastructure, and limited facilities. These issues led to low staff satisfaction and limited space utilisation.</p>
<p dir="ltr">With their lease ending and a new strategic vision for more integrated Group Support Services, Barts Health took the chance to create a central Group Support Service Hub, with additional "touchdown" spaces at hospital sites. Lexica’s Property team worked closely with Barts Health to shape their vision for a new office, guiding them through options and creating a scoring system to support their business case. Lexica also advised on lease negotiations, helping Barts Health secure a 25% reduction in occupancy costs, along with fixed rental and service charges for the duration of the lease.<br /></p>

<p dir="ltr">Lexica’s project managers worked closely with Barts Health’s project boards and relocation teams to oversee the fit-out of the new Canary Wharf office. The aim was to ensure the space met staff needs for collaborative work, private areas for confidential discussions, meeting rooms with audio-visual support, and zones for social interaction and rest. </p>
<p dir="ltr">The modern, open-plan layout at Canary Wharf was ideal for flexible design, allowing different work zones to support a range of working practices. Lexica’s team reviewed the staffing needs and created a plan for fewer dedicated desks, increasing collaborative spaces. The design adopted agile working principles, with all staff equipped with laptops and a remote-access desk and room booking system, supported by sensors to track office usage. Following Covid-19 guidelines, the workspace was planned to allow for social distancing, with the flexibility to adjust as needed in the future.</p>
<p dir="ltr">This move was carefully managed by Barts Health, with support from Lexica’s team, ensuring all tasks were completed on time and staff engagement was strong.</p><h2><strong>Our impact </strong></h2>

<p dir="ltr">This transformation will significantly lower Barts Health’s operating costs, improve staff wellbeing, and enhance team collaboration. The new eco-efficient, BREEAM “Excellent” certified building reduces carbon emissions, supporting Barts Health’s commitment to sustainability and providing staff with a workspace that meets their long-term needs.<br /></p>
